Net income attributable to common stockholders was $479 million, up 30.2%, diluted earnings per share were $4.83, up 28.8%, and adjusted funds from operations (AFFO), a non-GAAP measure used by REITs, was $1.17 billion, up 20.2%. One-time fees for services to Equinix's Americas xScale joint ventures lifted revenue, operating income and AFFO alongside strong operating performance, and the net income gain came mainly from higher operating income; recurring revenue, which makes up most of what the data center operator earns, was $2.38 billion, up 10.9%.

Equinix provides colocation space and related offerings through its IBX data centers, and has operated as a real estate investment trust for U.S. federal income tax purposes since January 1, 2015. The record is built around revenues, operating income, adjusted EBITDA, funds from operations (FFO) and adjusted funds from operations (AFFO), the three regional segments, debt and book equity. The statements of operations present no gross profit line, so none is shown.

  • Sign conventions follow the statements. Cost and expense lines are positive. Interest expense and income tax expense are negative. Other income (expense) and gain (loss) on debt extinguishment carry their printed sign. loss_gain_on_asset_sales is the '(Gain) loss on asset sales' line within costs and operating expenses: positive is a net loss, negative a net gain. net_loss_income_attributable_to_noncontrolling_interests is the '(income) loss attributable to non-controlling interests' line: positive means the non-controlling interests absorbed a loss, which adds to the common stockholders' share. In cash flows, outflows are negative.
  • operating_income is the line the company calls 'Income from operations'. Earnings per share are computed by the company on net income attributable to common stockholders.
  • Adjusted EBITDA, FFO and AFFO are the company's non-GAAP measures. They are reconciled to net income in the 'Non-GAAP Financial Measures' section of each filing's Management's Discussion and Analysis, and the totals are carried here as printed. Adjusted EBITDA is net income before income taxes, interest income and expense, other income or expense, gain or loss on debt extinguishment, depreciation, amortization, accretion, stock-based compensation, restructuring and other exit charges, impairment charges, transaction costs and gain or loss on asset sales. It is also the company's measure of segment profit. FFO follows the National Association of Real Estate Investment Trusts standard: net income attributable to common stockholders excluding real estate depreciation and amortization and gains or losses on real estate dispositions, with joint venture adjustments. AFFO further adjusts FFO for non-real-estate depreciation, amortization, accretion, stock-based compensation, straight-line and other non-cash items, restructuring, impairment and transaction costs, and deducts recurring capital expenditures. Neither filing prints FFO or AFFO per share, so no per-share figure is given.
  • capital_expenditures is the cash flow line 'Purchases of other property, plant and equipment'. It excludes real estate acquisitions and business acquisitions, which are shown separately. The 10-Q describes the six-month increase on this line ($2,834 million against $1,739 million) as a $1.1 billion increase in capital expenditures. recurring_capital_expenditures in the non-GAAP block is a different, much narrower figure: the spending the company counts as maintaining existing data centers, deducted in arriving at AFFO.
  • free_cash_flow_derived is calculated here as net cash provided by operating activities less capital_expenditures. It is not a measure the company reports, and it does not deduct real estate acquisitions, business acquisitions or finance lease principal repayments. On this basis it was negative in FY2025 and in the first half of 2026 because purchases of property, plant and equipment exceeded operating cash flow.
  • total_debt_derived is calculated here as the balance sheet carrying amounts of senior notes plus mortgage and loans payable, current and non-current portions together. It excludes finance lease and operating lease liabilities, which are carried as separate lines. The 10-Q states that at June 30, 2026 principal on the senior notes was approximately $19.9 billion, gross of debt issuance costs and discounts. Mortgage and loans payable fell from $703 million at December 31, 2025 to $20 million at June 30, 2026, and the 10-Q's cash flow statement shows $682 million of repayment of other debt in the six months.
  • Dividends per share are the amounts on each 'Dividend distribution on common stock' line of the statements of stockholders' equity: $5.16 in the second quarter of 2026 against $4.69 in the second quarter of 2025, and $18.76, $17.04 and $14.49 for FY2025, FY2024 and FY2023. The 10-Q also reports that on July 29, 2026 the company declared a quarterly dividend of $5.16 per share, payable September 16, 2026 to stockholders of record on August 19, 2026.
  • common_shares_outstanding is the outstanding count stated in the balance sheet's common stock caption (98,671 thousand at June 30, 2026, 98,226 thousand at December 31, 2025 and 97,287 thousand at December 31, 2024). The 10-Q cover reports 98,671,686 shares outstanding as of July 28, 2026.
  • Segments: the company reports three regional segments: the Americas, EMEA (Europe, Middle East and Africa) and Asia-Pacific.   • The FY2025 10-K states that the consolidated statements include TIM NextGen DC Corporation, which Equinix acquired on June 2, 2025 from Total Information Management and Zenutna Development & Realty Corporation. TIM NextGen DC Corporation consists of three data centers in the Philippines, and the total purchase consideration was $183 million.
